In the case of a sale, we negotiate the best possible price and ensure that the purchaser is in a position to proceed with a purchase.

In the case of a letting, the most important aspect is the status of the tenant and his ability to pay the rent and look after the property. In this regard we usually take up references and ask for three years audited accounts. If the tenant is a limited company, we may seek directors’ guarantees and/or a rent deposit.

We also advise on all of the main lease terms including rent, frequency of rent reviews, break clauses, repairs, insurance, alterations, dealings, use, Landlord & Tenant Act implications and legal fees.
