Home information Packs - What you need to know

It is now a legal requirement to provide a Home Information Pack when marketing your home.

The purpose of the HIP is to provide important information to prospective purchasers to aid them in their decision as to whether to purchase and to speed up the buying process.

The HIP must contain:

·                An Index - showing the contents of the HIP

·                A Property Information Questionnaire (PIQ)

·                An Energy Performance Certificate

·                A statement containing a summary of the terms of the intended sale

·                Evidence of legal title to the property

·                A local search

·                Drainage and water searches

·                Certain additional information if the property is leasehold

·                A Home Condition Report may be included, but this is optional.

The HIP must be made available to potential purchasers free of charge.
