In this regard we almost invariably take up references and ask for three years audited accounts. If the tenant is a limited company, we may seek directors’ guarantees and/or a rent deposit.

We also advise on all of the main lease terms including rent, frequency of rent reviews, break clauses, repairs, insurance, alterations, dealings, use, Landlord & Tenant Act implications and legal fees.
