This type of survey is suitable for all types of commercial and industrial property whether it be a freehold purchase or the undertaking of a new lease.
We are able to advise clients on the expectations and objectives of a survey at an early stage. With this in mind, the survey report can be tailored to a specific property looking at individual items, as required by the prospective purchaser or in-going tenant.
The building survey itself is an investigation and assessment of the construction and condition of the building and would not normally include advice on value. The survey will include the structure, fabric and finishes, but whilst the testing of services is not usually covered, this can be arranged as a separate item.
The survey report will include reference to visible defects and guidance as appropriate to future maintenance and remedial measures if required by the client.
The survey may also comment on whether the building in question complies with new or relevant legislation, such as, for example, Health & Safety Regulations, Fire Precautions and the Disability Discrimination Act and if any remedial works are required we are able to advise the client accordingly.
