At Elwell Taylor we endeavour to be competitive but also providing the standard of service we are know for.
Our monthly managment fee is 10% + VAT of the rent.

Fully Managed Service
Agree the Rental Value & Monthly Management Fee
Contract Negotiation
Provide guidance on compliance with statutory provisions such as EPC, EICR, GSI and letting and arrange for these to be undertaken by suitable contractors if required (contractor’s costs charged at cost with no markup or commissions paid)
Advise on refurbishment requirement consents
Erect board outside of property (where possible) in accordance with Town & Country Planning Act 1990
Market the property & advertise on relevant portals (Rightmove etc.)
Carry out accompanied viewings (as appropriate)
Find Tenant(s)
Reference Tenant(s)
Right to Rent checks including follow up checks
Arranging & Signing of Assured Periodic Tenancy Agreement
Deposit Registration with the TDS
Arrangement of pre-tenancy Inventory
Arrangement of payments for statutory requirements
Pursue non-payment of rent and provide advice on rent arrear actions
Arrange two routine visits per annum & provide Landlord & Tenant a copy of the report
Arrange routine repairs & instruct approved contractors
Security deposit dilapidation negotiations
Hold keys throughout the tenancy term
Advise Tenant(s) of current utility providers
Carry out an exit inspection after tenants have vacated the property

Guarantor Referencing £45 + VAT
Permitted Occupier Fee £75 + VAT
During Tenancy
Additional Property Inspections (2 included in full management) £45 + VAT
Serving Section 13 Notice /Annual Rent Review £125 + VAT
Tribunal, following rent review – any additional work required for tribunal proceedings charged hourly rate to be agreed on a case-by-case basis TBC
End of Tenancy
Serving Section 8 Notice – any additional work required for court proceedings charged hourly rate to be agreed on a case-by-case basis
£195 + VAT
Tenancy Dispute Fee - to include the costs associated with the preparation of evidence & submitting the case to the TDS as well as dealing with all correspondence relating to the dispute.
