Our Clients have little desire to deal with day-to-day issues, neither do they want the hassle of dealing directly with their tenants - this is where we come in.
We take complete control and responsibility for all aspects, to manage the landlord and tenant relationship, leaving our clients to concentrate on what they would prefer to do.
Our duties as managing agent include:-
- calculating and issuing regular rent demands, collecting rents and chasing late payers

ensuring that our Client's and the tenant's obligations are met

dealing with service charge accounts

dealing with tenants queries and issues generally as they arise

organising buildings insurance

advising on strategic matters in relationship to the Client's portfolio, for example whether to buy or sell as appropriate
- providing quarterly statements to enable Clients to reconcile income and expenditure for income tax purposes each year
The good news from a landlord's perspective is that most of these costs, both the costs of works and the property management costs, should be recoverable from tenants, depending on the terms of the leases in place. So if your building is fully let it could cost you nothing to run the property well, keep it looking in prime condition, at the same time keeping the tenants happy. All of this should have a direct, positive impact on rents and the value of your property.
